Both color and clear sealers repel any liquids that are water and oil-based. Basically, anything small enough to get into the pores of the tile and grout.
Before we apply any sealer to the grout, it must be deeply cleaned. Then, we dry it and use our professional equipment to apply the sealer. After that, we let the sealer soak in for a few minutes and afterwards we wipe off any excess sealer so that the tile surfaces dry.
Color sealer is a sealer that has color added to it. Not only does the color sealer seal the grout, it makes the grout color consistent which makes the tile floors look new.
After professional cleaning is completed, the pores in the grout are opened up again and will trap dirt and soak up liquids. Some liquids such as red wine, soy sauce, coffee and other dark/colored liquids will discolor the grout and often the discoloration is permanent. Sealers block the pores inside the grout and keep the liquids on top and that gives you time to wipe up the mess.
No. It is impossible for our equipment to damage the tile and grout that is in good shape. The only time our equipment pulls up grout is when it is loose in the first place – loose grout can be pulled up with a regular vacuum cleaner. If the tiles are cracked or chipped, our equipment does NOT increase the damage.
Ceramic and porcelain tile should NOT be sealed because they will repel any sealer. Natural stone such as marble, granite and travertine that is not polished does need to be sealed, because they are very porous and will get stained if not sealed properly.

You can use the Dawn Dish Soap cleaning solution with a steam mop for best results. We recommend you have spare steam mop pads so you can interchange them throughout your mopping process. Steam mopping your floors with minimal water once a week will keep them looking clean for much longer rather than mopping too frequently with a wet mop.
